Principal Corporate 4

The Principal Financial Group Corporate 4 Renovations consisted of approximately 500,000 SF of renovation work completed over two phases. The renovation work included 8 floors of extensive interior demolition and the build back of corporate office space, conference centers and cafe. The work also included major revisions and improvements to mechanical, electrical and plumbing systems, exterior façade, roof replacement and a new skywalk connection across 8th Street. The Corporate 4 building was built in 1996 and is a Helmut Jahn design, holding nearly 1100 employees.

The facility, although a very modern design, was a challenge functionally over the years because of the numerous angles in the building, hence it had gone virtually untouched for 17 years. The entire project was completed while maintaining occupied conditions with business operations going uninterrupted. Move management and communication were keys to this being a very successful project.

Iowa Lottery Headquarters

The Iowa Lottery Headquarters was a renovation project completed in 2014. The scope included renovations to interior space to accommodate the relocation of the Iowa Lottery’s Headquarters. This included finish upgrades, security improvements, generator addition, and mechanical system improvements. Improvements to the exterior envelope were also completed along with some minor site work revisions to accommodate the generator and owner furnished signage. The project was completed on budget and under a very short schedule to accommodate owner move deadlines.

Principal Cedar Falls Office

DCI Group served the Principal Financial Group as the Owners Representative for development and construction of their Cedar Falls corporate facility. The build-to-suit project was a 45,500 SF office structure with lease-back provisions, all hinging on a very aggressive schedule. The construction began in August of 2011 and was complete by July of 2012.  DCI Group was able to achieve the delicate balance between strategy, design, business unit needs, project schedule and budget. Representing the Principal Financial Group from ground breaking to final closeout, DCI Group also coordinated with local contractors and trades in the Cedar Valley, while capitalizing on the synergies of both the Des Moines and Cedar Falls business unit staff. One small indicator of the diligent planning involved in the project was the building turnover that took place over a single weekend. DCI Group played an instrumental role in negotiating a 10 year warranty on the project with the site developer. City of Panora Police/City Hall/EMS Facility

The city of Panora desired a new civic downtown landmark for the community to replace their existing facility that they had outgrown. The new 12,000 square foot city administration, police, and EMS facility is comprised of two major programmed spaces. The first space is a brick masonry two-story office building with the city hall, city council, and police department on the ground level. Emergency medical services, EMT living quarters, training rooms, IT and storage spaces are on the second level.
