AmeriHealth Caritas

Ruan II

DCI Group was hired as a Construction Manager at Risk to remodel 68,188 SF over four levels of the Ruan II building in Des Moines for AmeriHealth Caritas. The four level tenant improvement included demolition, conference rooms, offices, project room, cafeteria, training room, break rooms, reception area, and finish upgrades. The work was staged to allow daily operations for AmeriHealth Caritas functioning with little disruption. DCI Group also was responsible for furniture relocation and set up for the reconfiguration of staff throughout the space.

Cedar Rapids Community Center

As a Construction Manager at Risk for AmeriHealth Caritas, DCI Group fully renovated an existing 3,650 SF standalone building in Cedar Rapids for AmeriHealth Caritas Community Center for their clients. The schedule for this project was very aggressive with a mid-March start and a mid-April completion. Work included asbestos abatement, demolition, new offices, break room, staff work room, HVAC, and electrical modification, server room, conference room, interior upgraded finishes, and exterior signage/soffit work. DCI also coordinated IT and AV equipment coordination and installation.

Harding Hills

DCI Group was hired as a Construction Manager at Risk by AmeriHealth Caritas for a 7,350 SF tenant build-out in the Harding Hills Strip Center in Des Moines, IA. The project included demolition, building conference rooms, training room, offices, restrooms, kitchenette, lobby/receptionist area, and hoteling area. DCI also helped coordinate AV and IT installation with AmeriHealth. The project schedule started in mid-June 2016 and completed mid-August 2016.

Iowa Veteran’s Home Dack Malloy

The Iowa Veterans Home Dack & Malloy Hall Renovation consisted of approximately 160,000 SF of renovation work was completed over three phases. The renovation work included 9 floors of extensive interior demolition and the build back of residence living and support spaces. The primary mission of this project was to convert double occupancy rooms to single occupancy rooms for residents as well as upgrade support spaces. The entire project was completed while maintaining occupied conditions. The project was completed in June of 2016 on schedule and on budget.

Indianola Community School District Projects

DCI Group has performed construction management agency services for the Indianola Community School District for several recent and ongoing projects. This includes recently completed projects at Whittier Elementary, Irving Elementary and two phases of a three phase Stadium project. Preconstruction efforts for all projects are complete and construction phases for Emerson Elementary, High School Addition and Renovation, and the final phase of the Stadium were completed in late 2015. These projects involved extensive interior demolition and remodel
to improve classroom and support spaces. The projects have very aggressive timelines to maintain school operations and some work is being conducted under occupied conditions. The preconstruction effort was conducted over 16 months and involved the building and execution of 9 different project bid documents.

SCHOOL PROJECTS

Whittier Elementary

Complete mechanical, electrical, architectural, and site renovations to a 56,000 square foot public elementary school facility, and the construction of mechanical room, classroom additions as well as a new Media Center addition with ancillary support spaces. Project completed under two separate phases allowing Owner to partially occupy during construction. Construction started March 2014 and substantially complete January 2015. Total Project Budget: $9,000,000

Irving Elementary

Entire site renovation, adding new off street parking, expanded and enhanced playgrounds. The building received new secure entries along with a new addition for teacher and student access. Interior classrooms and offices had minor renovations. Construction started March 2014 and substantially complete October 2014. Total Project Budget: $3,600,000

Emerson Elementary


Complete mechanical, electrical, architectural, and site renovations to a 54,000 square foot public elementary school facility. Project completed under two separate phases allowing Owner to partially occupy during construction. Construction started January 2015 and substantially complete December 2015. Total Project Budget: $7,600,000 

Stadium Improvements

Two new parking lots adding around 500 stalls were constructed.  A 3,000 seat Bleacher and Pressbox structure was built on the west side of the existing track to serve as the home stands.  A large Team Building and separate Concession Building were built to the north of the existing track/football field. There was a large site work scope involved with all three of these Phases. Construction started September 2013 and substantially complete November 2015. Total Project Budget: $6,000,000

High School Improvements

Multi-phased project that began with replacing all interior/exterior door hardware.  New building addition for Family Consumer Science followed by a complete interior gut and remodel for Administration Offices, Guidance Offices, and Professional Development meeting space for the school district.  Construction started January 2014 and substantially complete January 2016. Principal 801 Grand

The Principal Financial Group 801 Grand renovation is under way consisting of approximately 300,000 SF of renovation work completed over four phases. The renovation work includes 17 floors of extensive interior demolition and the build back of corporate office space, conference centers and client centers. Major revisions and improvements to mechanical, electrical and plumbing systems were completed as well. The 801 Grand building is the tallest high rise in Iowa consisting of 42 floors. DCI Group has managed work in the building from the basement levels to the 42nd floor over the last 5 years. The building is not only occupied by PFG business units, but multiple floors in the building are leased Class A tenants with high demands of not interrupting business operations. The entire project is being completed while maintaining occupied conditions with business operations going uninterrupted. The project is slated for completion in July of 2016 and is currently on schedule and on budget.

Principal Corporate 4

The Principal Financial Group Corporate 4 Renovations consisted of approximately 500,000 SF of renovation work completed over two phases. The renovation work included 8 floors of extensive interior demolition and the build back of corporate office space, conference centers and cafe. The work also included major revisions and improvements to mechanical, electrical and plumbing systems, exterior façade, roof replacement and a new skywalk connection across 8th Street. The Corporate 4 building was built in 1996 and is a Helmut Jahn design, holding nearly 1100 employees.

The facility, although a very modern design, was a challenge functionally over the years because of the numerous angles in the building, hence it had gone virtually untouched for 17 years. The entire project was completed while maintaining occupied conditions with business operations going uninterrupted. Move management and communication were keys to this being a very successful project.

Iowa Lottery Headquarters

The Iowa Lottery Headquarters was a renovation project completed in 2014. The scope included renovations to interior space to accommodate the relocation of the Iowa Lottery’s Headquarters. This included finish upgrades, security improvements, generator addition, and mechanical system improvements. Improvements to the exterior envelope were also completed along with some minor site work revisions to accommodate the generator and owner furnished signage. The project was completed on budget and under a very short schedule to accommodate owner move deadlines.

Principal Cedar Falls Office

DCI Group served the Principal Financial Group as the Owners Representative for development and construction of their Cedar Falls corporate facility. The build-to-suit project was a 45,500 SF office structure with lease-back provisions, all hinging on a very aggressive schedule. The construction began in August of 2011 and was complete by July of 2012.  DCI Group was able to achieve the delicate balance between strategy, design, business unit needs, project schedule and budget. Representing the Principal Financial Group from ground breaking to final closeout, DCI Group also coordinated with local contractors and trades in the Cedar Valley, while capitalizing on the synergies of both the Des Moines and Cedar Falls business unit staff. One small indicator of the diligent planning involved in the project was the building turnover that took place over a single weekend. DCI Group played an instrumental role in negotiating a 10 year warranty on the project with the site developer. At no cost to the Principal Financial Group, Kevin Kain still provides yearly building and site inspections – three years after building turnover – showing DCI Group’s unwavering commitment to the warranty management of this property and the dedication to the Principal Financial Group.

City of Panora Police/City Hall/EMS Facility

The city of Panora desired a new civic downtown landmark for the community to replace their existing facility that they had outgrown. The new 12,000 square foot city administration, police, and EMS facility is comprised of two major programmed spaces. The first space is a brick masonry two-story office building with the city hall, city council, and police department on the ground level. Emergency medical services, EMT living quarters, training rooms, IT and storage spaces are on the second level.
